What is stamp duty tax in Jamaica?
Stamp duty is a tax on the legal document that transfers property — the conveyance. Jamaica reformed it in April 2019. Instead of a percentage of the price, stamp duty on a transfer of land is now a flat J$5,000, no matter whether the property sells for J$3 million or J$30 million. By convention it is shared equally, so the buyer and the seller each pay J$2,500.
Stamp duty is separate from transfer tax. People often use “stamp duty” loosely to mean all the government costs of a sale, but the calculator above breaks them out so you can see each one.
How much stamp duty will I pay?
Your stamp duty share is J$2,500 (half of the flat J$5,000), regardless of the property value. The larger costs in a transfer are the transfer tax (2% of the price, paid by the seller) and the registration fee(about 0.5% of the value, split equally). Add it up and the government’s cut of a sale is roughly 2.5% of the value plus J$5,000, before legal and agent fees.

Property registration charges
After a sale, the new title has to be registered at the National Land Agency (NLA). The registration fee follows the NLA schedule of J$5 for every J$1,000 of value — which works out to about 0.5%of the price — and is normally shared equally between buyer and seller. This is the “property registration charge” people search for; it is separate from your annual property tax.
Is there a first-time buyer exemption?
No. Jamaica does not have a general first-time-buyer exemption from stamp duty. Stamp duty is a flat J$5,000 for everyone, so the saving would be small in any case.
