How to Claim Your NHT Refund in 2026
2019 contributions are now claimable. Step-by-step guide to apply via the NHT portal.

Every Jamaican employee contributes 2% of their gross salary to the National Housing Trust (NHT). Unlike PAYE, NHT is not a tax. It is a forced savings scheme that you get back. As of 2026, contributions made in 2019 are eligible for refund. This guide explains who qualifies, how much you will get, and how to claim it.
How the NHT Refund Works
The NHT operates on a 7-year cycle. Contributions you made 7 years ago become eligible for refund each year. So in 2026, your 2019 contributions are claimable. In 2027, your 2020 contributions will become claimable, and so on.
Employer contributions (3% on your behalf) are NOT refundable. Only the 2% employee portion is returned to you.
Who Qualifies?
- Employed individuals who made NHT contributions in 2019
- Self-employed persons who registered with NHT and made contributions in 2019
- Contributors who have NOT received an NHT mortgage benefit that exceeded their contribution amount
- Persons aged 65 or over (retirement refund, claimable regardless of the 7-year cycle)
- Non-Jamaicans who are permanently leaving the country
How to Check Your Contribution History
- 1Visit the NHT portal at www.nht.gov.jm
- 2Log in or register an account using your TRN
- 3Navigate to 'Contribution History' to see your annual contribution amounts
- 4Alternatively, call NHT's Customer Service at 1-888-CALL-NHT (1-888-225-5648)
How to Apply for a Refund
Online Application (Preferred)
- 1Go to www.nht.gov.jm and log into your account
- 2Click on 'Services' then 'Apply for Refund'
- 3Select '2019 Contributions' as the refund period
- 4Verify your contribution history is correct
- 5Enter your bank account details for direct deposit
- 6Submit the application
- 7You will receive a confirmation email with a reference number
In Person
Visit any NHT office with your National ID or passport and TRN. Staff will process the application for you. Main offices are in Kingston (24 Constant Spring Road), Montego Bay, Spanish Town, Mandeville, and other parishes.
How Long Does It Take?
Online applications are typically processed within 30 to 45 business days. In-person applications may take slightly longer. Once approved, refunds are paid by direct bank deposit or cheque.
If you have a bank account, ensure your bank details are registered with NHT for faster processing. Direct deposit is significantly quicker than a cheque.
How Much Will You Receive?
You receive back the total 2% contributions you personally made in 2019, based on your salary that year. If you earned J$150,000/month in 2019 and worked 12 months, you contributed J$3,000/month x 12 = J$36,000. That is what you receive back, minus any outstanding NHT loan balance.
If you have an outstanding NHT mortgage or loan, your refund will be applied against that balance first. You will only receive cash if the refund exceeds what you owe.
